Buying a Property Made Simple
Buying a home can be a daunting and overwhelming experience at the best of times, however we at Westways will certainly do our best to make this process as smooth as possible.
A quick step-by-step guide to buying a property follows:
Register online with our new website, email, telephone or drop into our office. We will update you of new properties via email, post or telephone. Our new website allows applicants to save their searches and the site will automatically email them matching properties the second they come onto the market. Applicants can log in and edit their requirements at any time and remove themselves from mailings if they wish to.

Contact our office as soon as you find a property that you are interested to view, so that a mutually convenient appointment can be made. Our website is updated daily. Found a Property
Once you have found a property that suits your requirements that you wish to purchase we will put forward your offer to the vendor. Any offer at this stage is subject to contract and therefore there is no legal obligation for the buyer to buy or the seller to sell until contracts exchange.
Once your offer has been accepted you will need to instruct a solicitor to check through the legal paperwork. If you do not have a solicitor we can recommend one to you. A draft contract will be drawn up by the seller’s solicitor and sent to your solicitor for approval and a local authority search applied for.
Mortage and Survey
During the time your solicitor carries out his/her conveyancing work, it is advisable to (if needed) instruct your mortgage broker/bank/building society to proceed with your mortgage application and make arrangements for a survey to be carried out on behalf of the lender. They will then advise you in a report format their opinion of the value of the property and if there are any serious defects to the property.
Once the survey has been successfully carried out and all relevant references successfully taken up, the lender will then issue a formal mortgage offer to your solicitor/you to sign and return.
Exchange of Contracts
Once your mortgage offer is in place, and your solicitor has raised and received satisfactory answers to their preliminary enquiries and the contract has been approved, you are almost ready to exchange contracts.
You will now need to arrange for a deposit (usually 10% of the purchase price) to be paid into your solicitors clients account. A completion date is now finalised.
This can be whatever date is agreed i.e. days or weeks from exchange of contracts. This is the day the balance of the monies (less deposit) are transferred from your solicitors account to the sellers solicitors account. Once received and confirmed you can then arrange to pick up your keys from the Agents.
Congratulations you have now successfully completed a property transaction and are now the legal owner of your home
